How it works

Every displayed value must come from a named source or a reproducible calculation. These rules explain what the numbers mean and when they are withheld.

Locations and distance

Postcodes use the current active Code-Point Open and ONS Postcode Directory publication. Named places use OS Open Names. Administrative containment uses the published Boundary-Line polygon containing the place or postcode reference point.

Nearby distances are straight-line distances calculated between WGS84 coordinates with PostGIS geography. They are not road or walking distances.

Property statistics

Sold-price statistics use completed residential transactions from HM Land Registry Price Paid Data. Medians are preferred to averages because a few unusually expensive or inexpensive sales can distort the mean.

Recent periods are labelled provisional because registration can follow completion. Trends compare like-for-like periods and are omitted when there are too few transactions to support a useful statement.

Nearby schools

School identity, status and location come from the Department for Education public bulk download. Counts include open establishments with usable coordinates. Distances are measured from the report reference point and do not represent admissions eligibility or travel routes.

Ofsted outcomes retain the inspection date and type. DfE attainment and progress measures are shown only for their published school phase and academic year. Suppressed values remain unavailable and no phase-specific measure is converted into a whole-school score.

Recorded crime

Crime summaries use Police.uk open data. Published street-level coordinates are anonymised and must not be treated as an exact incident address. Counts and trends always state their period and coverage.

Comparisons are omitted when force, category or monthly coverage is materially incomplete.

Population and transport

Resident and household counts are Census 2021 estimates for the postcode on 21 March 2021. They are a fixed historical reference point, not a current population estimate.

Wider population context uses the standard P003 postcode-sector and P004 postcode-district counts. Age bands come from the separately commissioned ONS table CT21_0228 and are collapsed into five display bands. Small counts are disclosure-controlled, so the age-profile total can differ slightly from the standard resident total. Coverage is England and Wales only.

Transport results are published NaPTAN access nodes ordered by straight-line distance. A node identifies a stop, station or access point, not service frequency, availability or journey time.

GP practice records

Health reports use the NHS ODS epraccur report for England and Wales, selecting only records marked ACTIVE with the RO76 GP Practice role. Other prescribing cost centres, inactive records and branch surgeries are excluded. Locations come from each organisation's published postcode, not a building entrance.

Exact-postcode reports show the nearest 20 matching practices within 5 km, using straight-line distance. District reports group practices by their published postcode. These records do not establish care quality, opening hours, services, available appointments or patient-registration eligibility.

Relative deprivation

English Indices of Deprivation 2025 ranks and deciles are linked through the postcode's published Lower-layer Super Output Area. Decile 1 contains the most deprived 10% of English LSOAs and decile 10 the least deprived 10%.

The index describes relative area conditions. It does not measure an individual household, affluence or absolute change, and cannot be compared directly with separate indices for Wales, Scotland or Northern Ireland.

Flood risk

Environment Agency values count address receptors in high, medium and low long-term flood-risk areas within an English postcode. They are not the total number of addresses, a property-level assessment, a current flood alert or a forecast.

The groundwater field only indicates whether the postcode contains an address in a groundwater flood-alert area. Property decisions should use the linked official long-term risk service.

Broadband coverage

Ofcom broadband values are predicted availability percentages for all premises in a postcode, captured in January 2026. They are not speed tests or property-level guarantees. The release does not publish postcode-level full-fibre coverage.

District figures are medians across current postcode units. Each postcode is weighted equally, not by the number of premises, so they describe the distribution of postcode coverage rather than a premises-weighted district percentage.

Planning applications

The Planning Data application dataset is a partial beta snapshot, not a national planning register. It contains records from Adur, Camden, Doncaster and Worthing. Doncaster records do not contain published coordinates, so they cannot be shown in local spatial reports.

Valid published points are assigned to the nearest current postcode district only when that postcode point is within 2 km. Full-postcode reports show records within 1 km of the postcode point. Dates use the submitted date where available, otherwise the decision date. No result is evidence only of a gap in this source, not an absence of planning activity.

Postcode comparison

The comparison tool shows selected report fields for two or three full postcodes. Each value keeps its original geography, radius, date and coverage note. A domain is omitted when its source coverage cannot support a defensible side-by-side figure.

Recorded crime is currently omitted because Police.uk coverage varies by force and current force-level gaps can make a low published count misleading. Individual reports still show the available records and their source limitations.

No composite score, winner or location recommendation is calculated. The empty comparison tool is indexable, while submitted query combinations are excluded from search results and canonicalise to the tool.

Quality and indexing

A report may be available to a user while remaining excluded from search engines. Indexable reports must have a valid canonical identity, current licensed sources, substantive property, school and crime evidence, sufficient distinctiveness and no hard quality failure.

Quality decisions are stored with a rules version and reason codes. A sitemap includes only pages that pass the current rules.

Dates and updates

Data date is the latest period represented by a metric. Last updated is when CheckNear.me activated the imported publication. A recent import does not make an older observation recent.
